The process of purchasing
Wondering how we can guide you? On this page you can read all about the purchase process of your property in Spain.
If you have made the decision to buy a luxury property in Spain there are some things to think about. There is also a lot involved in the purchase of a luxury property. We at Cala Blue support you and explain the buying process you go through with us.
How does the buying process work?
1. Orienting location
To ensure that the buying process goes smoothly, the first step is to orient yourself to the regions where we offer properties. Currently, these are the Costa del Sol and the Costa Blanca. This is the first step because each region differs from each other. For example, one region may have more golf courses or the homes are generally cheaper.
2. Determine budget and wish list
Once you are familiar with the regions, it is time to think about the wishes you have and the budget to match. Some wishes may include the number of bedrooms, distance to the beach, close to a major city, a private pool or distance to the nearest airport. With these details, we can search for your dream home.
3. Received selection of suitable housing
Once we have started working with your wish list we will make sure that an appropriate selection is made. In this selection we provide you with information about the projects, this project list you will receive on the mail so you have time to view the projects. In the best case there is a luxury home among them that appeals to you. If this is not the case we would like to hear from you and we will continue our search.
It is not always possible to find a home that meets your entire wish list. We do our best to fulfill as many wishes as possible and also stay within budget.
4. On-site visit
Should a suitable property emerge from the selection, we would be happy to invite you to visit us on location. At the nearest airport we will pick you up and show you the region. We also give tips on good wines or great restaurants in the area. Of course, a visit to the location where the homes will be built also follows.
5. Making a choice
Finally, we have provided you with all the information we can offer in advance, including an on-site visit. The next step is to decide whether to proceed with the purchase or not.
6. Reservation Agreement
If you decide to proceed with the purchase, a reservation agreement will need to be signed. To keep it simple, this ensures that the property in question is reserved for you and no one else can buy it.
7. Purchase Contract
After the house is reserved, a preliminary contract of sale is drawn up, containing all the essential information. A down payment of 10 percent of the purchase price must also be made before the home is purchased. After signing the preliminary purchase contract and the down payment, the home is taken off the market.
For each project, we can tell you in advance approximately when the project will be completed. Reaching this date means that your house is finished and you are very close to moving into it.
9. Getting your home ready to use
To be able to use the house, contracts will still have to be concluded with the water and electricity companies; we will also help you with this. Finally, in most cases the house still needs to be furnished. You can choose to move the current interior to Spain or to buy a new interior in Spain.
